5 Spring Cleaning Tips That Will Help You Sell Your Tall Grass Naperville Home

5 Spring Cleaning Tips That Will Help You Sell Your Tall Grass Naperville Home

Now that Spring is in the air, there’s so much to look forward to!

One of the first things many Naperville residents like to do is spring clean!  All the more important if you’re planning on putting up your Tall Grass Naperville home for sale.

So, where do you start?  It’s all about getting organized!  Spring cleaning can be a lot of fun if you take the stress out of the process. Here are some  spring cleaning tips that will help you sell your Tall Grass Naperville home:

Prepare your Naperville Home for sale by following this quick and easy spring cleaning guide.

1.      Systematic cleaning. List all the things you want to accomplish down to the smallest details. If you’re planning to involve the whole family,
give each member specific tasks. Even a small child can help with the simplest tasks. Tape your list to the door or somewhere visible. Constantly check your list and mark items you have already completed to ensure you don’t miss anything.

2.      Safety comes first.  Before using any cleaning products, carefully read and follow the instructions on the labels. Avoid accidents by making sure all tools, equipment and machines that you will need to use are in proper working order.

3.      Declutter. As you go about cleaning your home, store away important items and throw out unnecessary things that you don’t use. Items that are still in good condition can be given to charity.  Now is the best time to start decluttering your Tall Grass Napervillehome for sale. This way, anytime an unexpected buyer drops in, your home will be ready to show.

4.      Clean the indoors. Pay closer attention to the area buyers are most interested in - the living room, dining room, kitchen and bathroom. Make sure that no surface is overlooked. Look at each room through the eyes of potential buyers. Buyers like to imagine how their stuff will fit in your home, move the furniture around to give the impression of more space.

5.      Clean the outdoors. The outside of your home will be the first thing to greet potential buyers. That’s why it is extremely important to keep everything clean and attractive. Simple tasks like raking the leaves, cleaning the yard and trimming the grass can make a big difference to your home’s curb appeal.

Spring is the perfect time to start preparing and staging your home. If you make your home clean and marketable, attracting prospective buyers won’t be difficult.

What to Include in a Naperville Seller’s Disclosure l Naperville Homes for Sale

What to Include in a Naperville Seller’s Disclosure l Naperville Homes for Sale

When selling a Naperville home, it’s important to be upfront with a full disclosure of the property’s condition.

When the National Association of Realtors (NAR) conducted a legal scan survey in 2013, 72% of agents/respondents listed property condition disclosure as one of their top three concerns.

Non-disclosure has often been a cause of dispute, sometimes even leading to expensive lawsuits between home sellers and buyers. To protect themselves from possible legal actions, homeowners of Naperville Homes for Sale by Subdivision must know key points to include in a disclosure.

Properly disclose your property's condition when selling your Naperville home.

Home sellers in Illinois are required by law to disclose, in writing, what they know about the quality and safety of the property they are selling. Though not considered a substitute for a property inspection, disclosures are effective ways of levelling the field between the seller and buyer. By honestly answering and completing a Residential Real Property Disclosure Report form, the seller can be protected from potential liabilities and lawsuits. It can also help the prospective buyer make a more informed decision as he or she gets a clear picture of the property’s real condition.

Here are some of the things owners of Naperville Homes for Sale by Subdivision must disclose:
  • All major and minor repairs not readily identifiable by the buyers.
  • Termite problems. (To avoid a negative impression, get a termite clearance report prior to putting your property on the market).
  • Water leaks and mold
  • Appliance malfunctions, system and components defects
  • Natural hazards
  • Boundary line disputes
  • Neighborhood nuisances

A full disclosure is best for the both the seller and buyer. It shows that, you, the seller are thorough and upfront in your transactions, thus earning the prospective buyer’s trust and confidence. The buyer, in turn, can make a faster and satisfactory purchasing decision. Always remember that when in doubt, it is often better to disclose an issue than not.

Naperville Winter Ale Fest: A Cool Way to Keep Warm

Naperville Winter Ale Fest: A Cool Way to Keep Warm

Residents of Naperville and nearby areas gathered together at the Frontier Park to celebrate the first Naperville Winter Ale Fest on Saturday, February 22nd. The event was a huge success selling out 2,500 tickets, according to its organizer Lou Dog Events. Inspired by a similar concept in Wisconsin and Michigan, Josh Seago, president of Lou Dog Events thought Naperville and Chicago area residents are ready to enjoy outdoor winter beer festivals too.  "We're used to the winter. We can handle it just as well as anyone in Wisconsin or Michigan," Seago said. "We thought, 'Let's do one outdoors in February and see what happens."

There are plenty of reasons to live in one of the Naperville homes for sale and one of them is neverending line up of exciting events for its residents.

And true enough, the visitors loved it! Despite the chilly weather, they found that layers of clothing and plenty of beer were great ways to keep them warm.

Four large heated tents served as the venue for this outdoor event where they served over 120 craft beers of different varieties. Free parking was made available at the nearby Neuqua Valley High School. There were also food trucks that offered pizzas, pastries, gourmet, grilled cheese and Indian fusion food, as well as smaller snacks like roasted nuts and cupcakes. They also gave out key chains, beads, stickers and all kinds of freebies. Several bonfires were kept raging in the courtyard to keep the guests warm.

For Naperville residents, the Winter Ale Fest wasn’t just a great way to sample some new brews, it was also a perfect excuse to get out of their homes and enjoy the day. The event was such a big hit that the organizers are planning to bring it back next winter. Hopefully with more types of beer, longer hours and yes, more portable toilets.

The Winter Ale Fest is just one of the many things to do in Naperville. There are many more events lined up by local Naperville organizers. Residents, visitors and even those who are looking for Naperville Homes for sale have a lot to look forward to this year!

5 Tips for a Stress-Free Move to Your New Tall Grass Naperville Home

5 Tips for a Stress-Free Move to Your New Tall Grass Naperville Home

Moving to a new home is one of the top 10 most stressful life events. No matter how many times you’ve moved before, it’s hard not to feel stress when packing up your stuff and transferring it to your new home.

Proper preparation is key to a hassle-free move to your Tall Grass Naperville home.

Here are some tips to make moving into your new Tall Grass Naperville home as stress-free as possible:

1.   Thoroughly plan the whole move. Put together a strategy for every needed action. Make an inventory of all the existing items in your home.  Identify what you’ll take with you and what to dispose of. Ask for quotes from moving companies and find out what is included in their packages. Hire moving trucks in advance. If necessary, hire temporary storage for your other belongings as well.

2. Give yourself plenty of time to prepare. Moving can be a long and chaotic process so give yourself plenty of time to prepare. Make sure all necessary paperwork has been completed. Change the address for service providers -- including utilities. Let your friends and family know your new address. Take time to get familiar with the regulations and restrictions of your new Tall Grass Naperville community before moving in.

3. Make your packing systematic. Pack items together from the same room, use color stickers if possible and label them. This will help you remember where you put your stuff. Avoid overloading boxes with too many items because heavy boxes can slow down the moving process.

4. Downsize your belongings. Dispose of things you do not need by giving them to friends, donating them to charity, selling them online or at a yard sale.  This will not only save you time, it will also save you a lot of money. The more boxes you have to move, the more expensive your move will be.

5. Secure important items and keep them handy.  Essential things like medications, important records and financial documents must be with you throughout the move. Valuable possessions like jewelry and electronics should be placed in a secure container.

If you’re planning to move to Naperville and are interested in checking out a selection of gorgeous Tall Grass Naperville Homes for sale, call Teresa Ryan at 630-276-7575. Teresa Ryan is the owner/broker of Ryan Hill Realty.
