"Many cities do it as a way to entice people to dine in restaurants they have not tried yet at a time in the season when restaurants experience fewer diners. In Naperville all restaurants are encouraged to participate."

The Top 5 White Eagle House Hunting Tips

The Top 5 White Eagle House Hunting Tips

When looking for the perfect White Eagle Naperville home, it is often the quality and not the quantity that counts. Like all major decisions, house hunting needs careful planning to minimize the time spent touring listings. This can be an exciting yet thoroughly exhausting experience and preparation is needed to make the process short with satisfactory results. Here are some keys for a successful house hunting experience:

Enjoy house hunting in White Eagle Naperville IL with these must-do tips.

1. Location matters. Even a picture-perfect home can be a mistake if it’s in an undesirable location. Wherever you are, the real estate adage, “location, location, location” still rings true. When looking for the perfect home, consider things like nearby shopping, local schools (if you have children) and how far you will have to commute each day. An additional 10-15 minute drive may seem inconsequential at first but it will certainly matter in the future.

2. Make a list of priorities. Write everything you or family want in a home – the number of bedrooms, home size, yard size, etc. Then pick your top three priorities. This will keep you on track as you visit the gorgeous White Eagle homes for sale in Naperville. Though there are many beautiful homes on the market, finding the one which suits you best will be easier if you know exactly what you want.

3. Bring a camera. You won’t be able to remember all the features of the homes you visit so it is important to take your own photos. That way, when the properties start to blur in your mind you have something to refer to.

4. Use a checklist to compare properties. Make the house hunting process easier by bringing your own checklist and taking notes during each home visit. Write down your observations and impressions about important things such as the home’s condition, landscaping, storage, etc. This will come in handy when you are ready to make a final decision on which home to buy.

5. Enlist the help of a trusted REALTOR®. Although real estate listings and information can be readily found online, in the long run, it is still beneficial to work with a REALTOR®  who has your best interests at heart. Since they have a wealth of experience, the tools and community knowledge, they can provide you with the list of homes that match your specific needs and fit your individual circumstances.

House hunting doesn’t need to be a stressful experience. It is important to remember that this is an exciting time.   Your new home is where you will be spending the next 5 or 10 years of your life. So, don’t rush. Be in good humor and enjoy the journey.

If you’re looking for a REALTOR®  to help you find the home of your dreams among the many White Eagle Subdivision Homes for Sale in Naperville IL, call Teresa Ryan at 630- 276-7575.

5 Open House Mistakes to Avoid l Tall Grass Homes for Sale Naperville

5 Open House Mistakes to Avoid l Tall Grass Homes for Sale Naperville

A successful open house increases your chances of finding the right buyer in the shortest time possible.

If you have decided to sell your Tall Grass Naperville home, chances are, your REALTOR® will encourage you to have an open house.  This is an important marketing strategy in home selling to give your property additional exposure.  An open house encourages potential buyers to personally view and consider your home. A successful open house increases your chances of finding the right buyer in the shortest possible time. To make this event successful, here are some mistakes you should avoid:

Present your Tall Grass home for sale at its best when you have an open house, and here are ways to do that.

1.      Not cleaning up.
Mess and dirt are major turn-offs for prospective buyers. You’ll be amazed how simple things such as unmade beds or dust on the shelves can lessen the interest of a buyer. Just because you’re not bothered by your own clutter doesn’t mean others will see it the same way.

2.      Leaving pets inside the home.
This may not only lead to a potentially dangerous situation, but pets may also cause a distraction. You want the buyer’s attention to be on your home for sale in Tall Grass Naperville and not on how cute your pet is.

3.      Staying in the home during the open house.
Buyers may get uncomfortable and intimidated by your presence in the house. Instead of asking the right questions regarding the home for sale, they may say nice things so as not to hurt your feelings.

4.      Leaving your jewelry and valuable items in plain sight.
At an open house, you cannot control the number of people coming in and out of your home. Put away your jewelry and other important items. Your REALTOR® may try to watch the people, but he or she cannot be everywhere at the same time.

5.      Not putting away your photos, political or religious art.
There should be a sense of neutrality in the home. You want the buyers to come in, take a good look and be able to picture their own personal items blending beautifully inside the home. Buyers have a much more difficult time visualizing their own decorations if your decorations are prominently displayed.

A successful open house largely depends on your preparation, and with the help of your REALTOR®, you can present your home in the best possible way. If you’re thinking of putting up your Tall Grass Naperville home for sale and are in need of an efficient REALTOR®, call Teresa Ryan at 630-276-7575. 5 Negotiating Tips When Buying a Hobson West Naperville Home for Sale

5 Negotiating Tips When Buying a Hobson West Naperville Home for Sale

Bargain your way to a great new home with these 5 amazing tips.

Buying your dream home ranks among the biggest and most challenging decisions you will make. You want to get the best home but within your budget.  If you are among those who have fallen in love with the beauty and charm of the Hobson West Subdivision Homes for Sale in Naperville IL, here are some great negotiating tips that can help you land the deal of a lifetime:

You can bargain your way to a great new Hobson West Naperville home for sale.

1.      Do your homework.

Request a Comparative Market Analysis from your REALTOR®. This report will help you know the comparison between the property you want to buy and similar houses within the area that are on the market. It will also help you determine if the seller’s asking price is a true reflection of  market value. Armed with this knowledge, you can come to the negotiating table confident that you can negotiate a fair price.

2.      Get to know the seller.

Trulia's real estate expert and author, Michael Corbett, said that, “Knowing the seller is just as important as knowing the market and the house when trying to lower a home’s asking price.” For instance, if the seller’s reason for putting the home on the market is because he or she accepted a job in a new area, you can use that information to your as advantage to buy the home immediately but at a lower price.

3.     Keep a ‘poker face’.

Even if you think you’ve found the perfect home among the Hobson West Naperville IL homes for sale, don’t let it show on your face. If you reveal too much interest, the seller may use that as an advantage to take the upper hand in the negotiations.

4.      Be prepared to present a range of figures.

When extending an initial offer, have a range of prices instead of sticking to one hard number. This will allow you flexibility when negotiating while keeping your offer within budget.

5.      Keep perspective.

Your main goal is to buy a home, not to beat the seller. Don’t let the desire to get the home for the lowest price sidetrack you from what’s really important. Don’t walk away from your dream home just because the seller won’t deduct another $3,000 or so during the negotiation.
Remember that there is a fine line between a reasonable offer and an insulting offer. With proper research, careful planning and the help of a trusted REALTOR® , you can bargain your way to a great new home. Naperville and Aurora Ranked Among the Top 10 Safest Mid-Sized Cities To Live In l Naperville Homes for Sale

Naperville and Aurora Ranked Among the Top 10 Safest Mid-Sized Cities To Live In l Naperville Homes for Sale

The homes for sale by subdivision in Naperville and Aurora offer security that helps put your mind at ease.

Residents of Naperville and Aurora have another reason to sleep better at night.

In a recent study conducted by Movoto,  a popular real estate blog, Naperville and Aurora ranked as 2 of the safest mid-sized cities in America. The basis for the ranking were the number of crimes (total, property and violent) per year, per 100,000 residents. The likelihood that residents would find themselves victims of such crimes was determined and each city was ranked in relation to the others, with one being the best and 100 being the worst. The data used was gathered from the FBI’s 2013 crime data.

Naperville’s latest accolade, ranking 4th on the list, is great news for its and residents. Their beloved city had previously earned other National Best City Awards such as “one of the best cities in which to retire early” (2013) and “one of the best places to live” (2008). Based on the Movoto study, the odds of being a crime victim in Naperville are 1 in 92. For violent crime, this number is 1 in 1,819 and for property crimes, it is 1 in 104.

Aurora, which ranked 8th on the list, is no stranger to national recognition and awards as well. In 1881, it was one of the first cities in the U.S. to implement an all electric street lighting system, thus earning the nickname “City of Lights.” From 2000 until 2009, U.S. Census Bureau ranked Aurora as the 46th fastest growing city with a population of over 100,000. There’s a 1 in 89 chance of  being a victim of a crime in Aurora. The chance is 1 in 104 for property crime while it is 1 in 623 for violent crimes.

What does this new recognition mean to you?

If you’re planning to buy a home, it would serve you well if you check out the homes for sale by subdivision in Naperville or in Aurora. In these cities, you will feel more secure knowing that the crime rates are relatively low. You can sleep better at night, relax your guard a bit and you don’t have to constantly look out for danger. As one study by the University of California aptly puts it, “Just as conditions within our homes have important implications for our health, conditions in the neighborhoods surrounding our homes also can have major health effects.”
