When people are looking for a home, they usually like the look of a neighborhood.  Although some alterations are just fine, anything ‘over done’ might put them off and hurt your chances of selling.  Tastes are not always the same; leave it to your buyers to make any improvements they might prefer.

Selling your home is a big deal.  Not only is it a large transaction, but there are many factors that only trained and seasoned agents are capable of navigating for you.  When you choose an agent, I urge you to choose based on business reasons rather than personal ones.  Although personal relationships matter, experience, expertise and a good success rate will determine the financial success of your sale.

If there are any issues with your home for sale, please be truthful and show the information in the Disclosure.  Covering up any problems during the sale process will not help you in any way.  State disclosure laws are strict.  You can be sued after the sale for real problems that could have been disclosed.

Before putting your home on the market, have you found a new home to move to?  Have you done your homework concerning your mortgage, pre-payment penalties, market conditions, trends and options?  Take the stress out of the process as much as possible.  Settle yourself first and then take the step of selling your current home.

Yes, you will feel emotional when you put your house on the market.  You have memories and are attached -- absolutely understandable.  Still, you have made this decision for a logical reason.  Also, when you bough the house, one of your intentions was investment.  Now is the time to switch your thinking.  Look at the sale as a business transaction.  Your attachment and own financial needs might negatively impact the sale.  You will need to be prepared to treat it as business and let go.  It might have been your home but when you put it on the market, but to the buyer, it’s a house.
