How to Prepare Your Ashwood Creek Home for Inspection

How to Prepare Your Ashwood Creek Home for Inspection

These 5 tips on preparing your Ashwood Creek home for sale for an inspection will help you.

Before you put up your Ashwood Creek home for sale, it is best to know the home’s condition. With the help of a certified home inspector,   you will know if there are any deficiencies or concerns that need to be addressed in your home.  Here are some tips to remember as you prepare your home for inspection:

1. Clean up. A clean home says a lot about how you take care of your property. This rule may seem obvious yet a lot of sellers ignore this step and give their home inspector a negative impression.

2. Be on time. Home inspectors are always on time and it is best to prepare early. If you have your appointment with the inspector at 9AM, have the house ready by 8:30.

3. Make sure the utilities are connected. All utilities – electricity, water, gas – must be connected and filled enough to run. The home inspector will need to test the heating and cooling systems, electricity, appliances, plumbing, etc., and without utilities turned on the required testing cannot be done.

4. Prepare repair receipts and other documents. Receipts, invoices and documents regarding remodelling projects or new items in the home must be made available. These show proof of upkeep and may answer questions the inspector may have.

5. Leave the home for 3 hours minimum. If the buyer will be accompanying the home inspector, they will feel uncomfortable asking questions if the owner is around. Try to schedule a time for the inspection when you can be out of the house, and if you have children or pets, take them with you.

In preparing your Ashwood Creek home for inspection, you are not only showing your home in its best condition - you are also reducing the possibility of delay caused by incomplete or repeated inspection.

How to Choose the Right Time to Sell Your South Pointe Naperville Home

How to Choose the Right Time to Sell Your South Pointe Naperville Home

Run all the numbers and review all your options when you decide to sell your South Pointe Naperville home.

The revival of the real-estate market has made many homeowners happy. Home equity is on the rise again and the market predictions for 2014 look good. Laurence Yun, chief economist for National Association of REALTORS® (NAR), foresees home prices rising by 6 percent this year. If you are having second thoughts on whether to put your South Pointe Naperville home for sale or not, consider the following:

1.                 Why do you want to sell? For the majority of homeowners, the decision to sell a home is driven by life-changing circumstances such as a job transfer, a growing family, becoming empty nesters, taking in elderly parents and the like. Some homemakers, particularly those who postponed selling due to turbulent market conditions in the past, are now being encouraged to sell because of the rebound in home prices and the optimistic forecasts for the real estate market.

2.                 Is there a best season to sell? The conventional answer would be Spring since that is the time when most people are out looking for homes to buy. Fall can also be a good time to sell with its mild weather. In the winter, people are busy with the Holidays but there is less competition with fewer houses on the market. A lot of people go away in the Summer, however, some buyers may feel the sense of urgency with the new school year approaching -- so this may be a good time as well. The main point? Put up your South Pointe Naperville home for sale when you truly want to move and don’t tie your decision to any season of the year.

3.                 Do the math. Enlist the help of your REALTOR® and ask for competitive market analysis, as well as a realistic selling price and identify the items that need to be fixed. Once you have these figures, deduct all the costs of getting the house ready. Estimate your selling and moving expenditures as well. Can you afford this transition? How will this affect your long-term financial plan?

Look at the reasons you are thinking about selling, review your options, run the numbers and decide whether you are prepared to sell your South Pointe Naperville home now.
